1. PROGRAMMING

Acquire all site documentation available from client and municipal offices to create a base plan, determine if a professional land survey is necessary, record existing site conditions through measurements and photo documentation, perform site analysis to identify site opportunities and constraints, discuss budgetary requirements and scheduling.

 

 

2. CONCEPTUAL DESIGN

Produce preliminary concepts for overall site development, considering such issues as vehicular and pedestrian circulation, topography, grading & drainage, human scale and proportion, layout of site features (including driveway/parking, decks, walls, walkways, patios, pools, sculpture, etc.), architectural modifications, controlling views and privacy, fencing and planting strategies, landscape lighting, conservation issues and any other topics pertinent to the project.  Methods used to communicate design intent may include sketches, plans, cross-sections, perspectives, or models.  Content is presented, on-site, in client meeting(s). 

 

 

3. DESIGN DEVELOPMENT

Make any necessary adjustments to preliminary designs and consolidate concepts into one finalized Master Plan.  Develop design elements through drawings, and/or model, in greater detail with respect to materials and methods of construction. Value engineer the design accordingly to meet available budget.

 

 

4. CONSTRUCTION DOCUMENTATION

Produce a set of working drawings (plans, sections, and elevations with dimensions, details, and notes) complete enough to enable accurate cost estimating and successful implementation of the design.
